Mammoth Lakes Homes For Sale, on May 4th, totals 49. This time of year more inventory is introduced to the market to take advantage of the warm weather-easy access to properties for buyers and eager anticipation of a prosperous Summer.

There are five homes listed between $400-$500k. In this group of listings, MLS 101644 has been on the market for 637 days. It’s a Gambrel design which is consistent for the era it was built-1973. It’s located in the Mammoth Knolls which is a quiet, exclusive subdivision off of Minaret Road. Mid-Week Activity Update For Mammoth Lakes Real Estate

Since Monday July 19th, 10 new listings, 10 price reductions and 2 sales have taken place in the Mammoth Lakes Board of Realtors.

Within the new Mammoth Lakes listings, 1 is a mobile home, and 8 are condominiums (2 are distressed properties).

Within the Price Reductions, 3 are single family homes, 3 are condominiums (all are distressed properties), and 3 are lots (1 is a distressed property).

The 2 sales include 1 Mammoth Lakes condominium which was a distressed property.

If you’ve been following my weekly and mid-week updates, you can see that the inventory has been increasing and so have the number of distressed properties within our inventory. More than ever before!

I see our inventory increasing through August and then dropping as sellers (who haven’t sold their property) pull their properties off the market and prepare for Winter rental income.

Mid-week activity update for Mammoth Lakes real estate

Since Monday July 12th there have been 20 new listings, 15 price reductions and 4 sales with the Mammoth Lakes Board of Realtors (MLBOR).

In Mammoth, the new listings include 6 condominiums/townhomes ( 2 are distressed properties ),

4 single family residences (1 is a distressed property ), and 3 lots.

The price changes include 6 condominiums/townhomes ( 1 distressed property ), 1 single family residence and 1 lot ( distressed property).

The sales include 2 condominiums and l lot ( distressed property ).

Our Summer is just  kicking in and  I believe we will be seeing a lot more inventory coming on the market before the snow flies.

Mammoth Lakes Mid-Week Activity Update

I hope all who are reading this had a very Happy 4th of July. Lots of fun with the family, very cool fireworks and not too much potato salad.

Since Monday July 5th, in Mammoth, there have been 16 new listings: 3 condominiums , 3 commercial business opportunities, 2 single family residences, and 3 townhomes.

There have been 18 price reductions: 4 condominiums ( 2 are distressed sales ), 3 commercial business opportunities, 8 single family residences and 1 townhome.

There have been 8 sales: 1 single family residence, 1 commercial business opportunity and 4 condominium/ townhomes.

Today is Realtor caravan in Mammoth and there were 10 properties on caravan: 4 single family residences and 6 condominiums/townhomes.

Summer weather seems to have finally settled in for now, but there’s still a lot of snow in the back country. I imagine a lot of the North facing passes will have snow all month so if you’re a through-hiker or a day hiker, be prepared!

Lots of local activities are kicking off, Tioga Pass is open, the Lakes Basin is open so come on up and enjoy the fun.

Mid-Week Update For Mammoth Lakes Real Estate

Since Monday June 28th, the Mammoth Lakes Board of Realtors has been very busy.

In Mammoth, there are 13 new condominium/townhome listings ( 1 is a Short Sale ), 6 new single family residence listings ( 2 are USFS cabins ) and 1 new lot listing.

There have been 17 price reductions. 2 for Commercial Business Opportunities and 12 for condominiums ( 5 are distressed properties ).

As we progress into the Summer, I believe the inventory will continue to grow and the price reductions will continue.

In this market, if you’re going to sell your property it is best to price ahead of the market so your property has the best chance to sell quickly with a minimum number of days on market.

For buyers interested in a vacation property, come visit mid-week to get reduced rates and better access to properties. During the weekend, the occupancy rate goes up.

Mammoth Lakes Real Estate Market Activity Update

Since Monday March 1st, we’ve got four new listings. MLS 102236 is a home in Independence ( about 1hr. 15 minutes South of Mammoth ) for $225,000/ MLS 102234 is a new lot listing in Crowley Lake for $235,000/ MLS 102237 is an REO at Juniper Springs Lodge. This unit has two bedrooms, two bathrooms and is priced at $364,900/ MLS 102235 is a two bedroom, two bath condominium at Snowcreek IV for $399,000.

There have been two price reductions for homes. MLS 102171 is a three bedroom, three bath home that has been on the market for 20 days. The original list price was $915,000 and it is now $899,000. Beautiful interior woodwork. MLS 101639 is a four bedroom, 3.5 bath home that has been on the market for 220 days. The original list price was $3,700,000 and it is now priced at $2,950,000. This home is located in Old Mammoth in a quiet, treed neighborhood.

We’ve had 8 sales within the Mammoth Lakes Board of Realtors since Monday. In Mammoth, there have been four townhome/condo sales and one single family residence.

So, while we’re skimming the bottom through 2010-2011, there is activity. More foreclosures are being released and short sale properties are being consistently added to the existing inventory.

The commercial market is going through, now, what the residential market went through about two years ago. This will have an affect on employment which is one of the fundamentals of both residential and commercial real estate.
